Austrian tenancy law procedures — Schlichtungsstelle proceedings, Mietzinsueberpruefung, Erhaltungsauftrag, gerichtliche Aufkuendigung (§33 MRG), Raeumungsklage, Mietzinsminderung, Abloesrueckforderung (§27 Abs 3 MRG), Mietvertragskuendigung durch Mieter. Includes draft templates for Schlichtungsstellenantrag and Klage.

Is there a court date? 5. **MRG applicability** — Was recht-miet already run? If not, clarify: Vollanwendung, Teilanwendung, or ABGB-only? (Essential for procedure choice) 6. **Financial situation** — Can the user afford a lawyer? Is Verfahrenshilfe needed? 7. **Evidence** — What documents exist?
